The real estate industry has changed dramatically in the past few years. The explosion of information available on the internet, fast-paced lifestyles and the expectations of consumers have made services offered by local real estate offices quite different from those buyers and sellers may have received only a few years ago. Coldwell Banker Residential Brokerage offers so many services, it's sometimes hard for a home buyer or seller to appreciate the scope of what is available.

The Coldwell Banker Full Service Marketing System™ is a multi-level approach to real estate service. The most recent level is the Limited Service category which pertains to "less than full service or e-commerce companies. These companies offer limited exposure, networking and cooperation. Services may be limited to a yard sign and internet exposure with home showings and negotiations left up to the seller.

The foundation level is the service that is fairly standard for our industry. For sellers, almost every real estate office will enroll the house in multiple listing service, put up a yard sign, if allowed by the town, and hold an open house for other brokers. A price analysis and property fact sheet is usually prepared and guidelines are provided for preparing the property so it shows well. Some newspaper advertising is done and the house is usually placed on the internet. Coldwell Banker Residential Brokerage does a better job of providing these basic services than any other real estate company.

Homes are marketed in the Coldwell Banker Real Estate Buyer's Guide, on three web sites www.coldwellbankermoves.com, www.coldwellbanker.com and www.realtor.com and remain there until they are sold. Homes are also promoted to our expansive network of Sales Associates on our intranet site, www.everythingcoldwellbanker.com. The newest innovative marketing tool, the ColdwellBankerMoves.com CD ROM, is presented to every open house and Buyer Seminar attendee providing additional exposure of homes for sale and services provided! Coldwell Banker also offers opportunity to enhance the marketability of a house a house with an ADT Security System and the unique Coldwell Banker Best Buyer Protection Plan.
